Compare quotes

Two or three bids side by side against the same questions. The headline figure is the least informative number on a quote, and the differences that matter are almost always in what is excluded.

A quote far below the others is information rather than a bargain. It usually means a different scope, a different material grade, work excluded that the others included, or no allowance for the thing everyone finds once the wall is open. Ask what the cheapest bid does not cover before you ask why it is cheaper.

Vetting

Twenty checks before you sign anything, grouped by when they matter. Most disputes trace back to one of these being skipped, and every one costs less to do than to fix.

Licensing, permit requirements, insurance minimums, and contract rules vary by state, province, and municipality, and they change. Everything here is chosen to be broadly sensible, and the authority for your job is your local licensing body and building department rather than any guide including this one.

Home record

The details you cannot look up in an emergency. Fill these in once, export a copy, and put it somewhere a person who is not you could find it.

Locate every shutoff physically before you need one, and check that each actually turns. A valve nobody has moved in fifteen years frequently will not, and discovering that during a leak is the worst possible moment. Take a photograph of each location and keep it with this record.

Maintenance

What each system needs and roughly how often, with the reason. Tick items as you do them and the record persists, so next year you start from what was actually done rather than from memory.
